I am often amused by the ranting and raving I hear from Sellers Agents, and sometimes the Sellers themselves, about what my Buyers want to offer on a home. I've had Sellers Agents actually ask me if my Buyers were stupid. Sorry to tell you this, Mr Agent but, no my Buyers are NOT Stupid... they are informed. I can't help it if the data you supposedly looked at varies from what myself and my Buyers obtained.

When working with a Buyer that has an interest in making an offer on a home, they rely on my feedback as a Realtor®, to help them make an informed decision. They ask me what I think they should offer.

Being data driven, I still and will look at the numbers. The numbers don't lie. After crunching my own numbers, I'll sit down with my folks, (or send them an email with attachments) to give them the data required to let them decide on how they want to proceed.

On several occasions, we found out that the Sellers wouldn't negotiate in the Ballpark we were in. My Buyers walk away from that deal and we look elsewhere.

30, 60 or even 90 days later (sometimes longer) I'll come across a home that sold, that I once attempted to negotiate on with my folks, and see that the Sales price of the home was at, or less than, the amount we had offered...

I'm glad that my folks didn't spend more than they had to and that I was there to give them the information, they needed, that helped them make an important decision. They're not stupid.
