3 Things you MUST do to sell your home fast

 

1. AFTER COMPLETING A COMPARATIVE MARKET ANALYSIS (CMA), THE HOME NEEDS TO BE PRICED CORRECTLY!

    When pricing the home to sell fast, you will need to find homes that are as close as possible in comparable features, size, views, etc. The function of the CMA is supposed to do just that. Once that is accomplished, you can determine the Low, Average and High price per square foot. The lower you price it, combined with the next 2 steps will enhance your chances of selling the home faster.

2. CLUTTER NEEDS TO BE REMOVED FROM BOTH THE INTERIOR AND EXTERIOR OF THE HOME.

     Remove the stuff laying around the home both inside and out. If you're moving, pack up some of your personal items that are going with you. That will give the Buyer an easier time to visualize what their belongings would look like in the home and how it would be laid out.

3. IT NEEDS TO BE ABLE TO BE SHOWN PROMPTLY.

    Time and time again, I have seen where homes have a "24 hour notice prior to showing" clause in the MLS. Unless this home has celebrity status, it could very well be passed up. Make the home available to potential Buyers.
